The project is Pre-development bridge loan, which will be used for the preliminary work for the construction. Site address 140-42/44/46 Sanford Ave in downtown Flushing, 3 properties will be demolished and combined into one parcel of land, in which a new residential condo building of more than 26,000 sqft construction area will be built.

The developer has already purchased the property. The development company takes its 100% shares of equity as collateral for Crowdfunz loan $1,500,000. The combined property Lot size is 5,946 square feet. According to Zoning R7-1, FAR 4.44 (3.44 Residential + 1.00 community facility), the total buildable area is 26,400 square feet.

The loan will be used for project preparation, including demolition of current buildings, architecture design, plan approval and other preliminary work. During the period, the developer will apply for a construction loan from the bank to pay back Crowdfunz investors. In addition to collateral, developer also signs the personal guarantee contract to further control the risk of investment.
